The decrease in rates represents a positive development for prospective homebuyers and could spark a more favorable spring homebuying season than last year. The 30-year fixed-rate mortgage averaged 6.37% as of April 9, 2026, down from last week when it averaged 6.46%. A year ago at this time, the 30-year FRM averaged 6.62%. The 15-year fixed-rate mortgage averaged 5.74%, down from last week when it averaged 5.77%. A year ago at this time, the 15-year FRM averaged 5.82%. PMMS results are released weekly on Thursdays at 12 p.m. ET. and are an average of loan rates offered the prior Thursday through Wednesday.  See our publication calendarpdf.
